Vacation Rentals & Home Care

Your Lakeshore home, taken care of.

We handle the bookings, the guests and the upkeep, so the house is earning while you’re away and ready when you come back.

Sans souci means without worry

We chose it because that’s the job: you own a home you love on the Lakeshore, and we take the worry out of it.

We’re a local team in Saugatuck caring for homes in West Michigan’s Lakeshore communities. Every one is within 15 minutes of us.

We work best with owners who want the house handled well and don’t want to run it themselves. Second home or full-time rental, in town or hours away, if you’re happy to let us set the house up the way guests use it and trust the team on the rest, we’ll get along well.

What changes when we take over

You stop managing it.

Bookings, pricing, guest messages, cleaners, check-ins and repairs are ours. You decide when you want to stay. We take care of everything else.

No surprises on your statement.

Routine upkeep and guest supplies are included. If something needs an outside vendor or extra work, we tell you what it is and what it costs before anyone starts.

Priced for your market.

Pricing is set to your market and adjusted every day, so busy weekends earn more and quiet weeks still book.

A better house.

We declutter, organize and stock each home the way a guest would want it: mugs above the coffee maker, extra blankets where you’d look for them. Owners tell us the house looks better after a year than the day we started.

Guests who come back.

A custom house guide for every home, hair ties and Q-tips they didn’t think to pack, and someone at the door when something goes wrong. Great stays turn into great reviews, and great reviews fill the calendar.

From walk-through to first booking

1. Walk-through

Chad meets you at the house, learns how you use it and answers your questions.

2. Assessment

Angie documents the home top to bottom and sends a short list of anything it needs.

3. Setup

We organize and stock the home. Rachel coordinates the photography and builds your Airbnb and Vrbo listings and house guide. You review everything.

4. Go live

The calendar opens and we take it from there.

Every home is different. We tell you what yours needs at the walk-through and get it guest-ready as quickly as the house allows.

What it costs

30% of net booking revenue. Net means after booking platform fees, the guest cleaning fee and taxes, so you never pay a percentage on money you didn’t keep.

Routine upkeep and guest supplies are included. Onboarding is a one-time $1,500 plus the initial cleaning. No minimum term.

Not renting your home? We still look after it.

Winter home watch, seasonal opening and closing, and local support for owners who run their own rental. Same team, same care, without the full service commitment. Prices are listed.

David sells real estate on the Lakeshore and knows what a house is likely to earn before you make an offer. Tell us the address and we’ll give you a straight number. Once it’s yours, we set it up from scratch: licensing, setup, photos, listings and house guide.

We take over the listings, the reservations already on the calendar, the cleaners and the handoff with your current manager. Your guests won’t notice the switch. They’ll notice the house guide, the stocked kitchen and someone at the door when they need one.

What owners and guests say

4.95 across 1,400+ guest reviews on Airbnb and Vrbo, every one at a home we look after.

We’ve entrusted our home to Sans Souci and they have exceeded our expectations at every turn. Beyond that, they have consistently delivered 5 Star reviews from our guests. Across the board, they have been terrific and reliable partners who don’t overlook details.

Nicholas, Lakeshore homeowner

We could not ask for a better team to be taking care of our rental property! Chad and David treat our property as if it is their own to ensure every guest that stays has a wonderful experience. We have the reviews to reflect that! I can not say enough about how easy they have made it for us to own a rental property.

Kimberly, Lakeshore homeowner

This is the best property management group we’ve ever worked with. They go above and beyond to help our properties perform well in a tough industry. They have a great network of reliable contractors and a top notch cleaning team. I highly recommend them.

John, Lakeshore homeowner

They provided the best local guide book that I’ve ever seen, truly next level.
